   1. OUR POLICY
    To ensure our clients' time is well spent, we focus on properties which are competitively priced and possess comparative value for their condition and location.

In order to ensure our human resources are well spent, we operate on an itinerary-based appointment system with our registered clients.

Who is a registered client?

A registered client is someone who has received confirmation from our office, by e-mail, that their YMB Realty itinerary has been booked. To receive this status, interested parties must provide the following:

Your arrival date, flight number and arrival time, contact information for your accommodation, and length of stay.
A list of the properties you would like to see on your visit to the Yucatan. This property list may be amended as your itinerary allows.
Proof of financial resources should you wish to purchase one of your selected properties. (Clients will also need this proof later when they apply for their immigration documents, FM3)
Verification of the pre-paid retainer received by our office.

Advisory

We strongly suggest you book all appointments in advance. Our registered clients have priority status over pop-up clients and general inquiries.

Yucatan Mexico Beach Realty never double books appointments, conversely, no-show clients forfeit their retainers. YMB Realty policies are designed to give serious purchasers unparalleled access to a total orientation program.

Please be advised that during the winter season we will be booked days and weeks in advance and will not inconvenience registered clients by accommodating "walk -in" inquiries. In the event of a cancellation, our office will be available to serve you as needed.

Our Fees
Meet and Greet* We meet you at the airport and take you to your hotel. Orientation package with maps, workbook for your properties, local cell phone and itinerary. 2 days, 9am - 3pm (mileage to hotel, cell phone deposit extra, meals not included)

Showings Half day 4 hours $100 USD
Full day 9am - 3pm
Showing fees refundable with purchase

Pre-Visit Inspections** Cost for visiting two properties, includes report and digital pictures,

Construction Liaison Services:*** Per site visit $50 USD
Residential price includes report with digital photos. Must be purchased in blocks of 5 visits
